  1. Provide a complete property selling process from start to finish.
  2. We will enter into an agreement representing the seller.
  3. We will show  property to those who will meet your criteria for a sale.
  4. We will counsel the seller about the present market and property values.
  5. We will provide seller with information about qualified buyers.
  6. Show property while describing its attributes and drawbacks.
  7. Provide the seller with information about value of the property and  neighboring properties.
  8. We will promptly discuss and submit any offers.
  9. We will answer any questions pertaining to an offer or counter offer.
  10. Disclose known facts and provide personal opinions about the buyer.
  11. Offers will be accepted without regard to race, creed, sex, religion or national origin.
  12. We will explain the process of the offer, counter-offer and acceptance of a contract to sell.
  13. Once a contract is accepted, create a timeline for all contingencies.
  14. Explain opening escrow and the requirements of the purchase agreement.
  15. We will negotiate all issues on behalf of the seller.
  16. JJMC will explain to seller any issues important to the sale.
  17. Help arrange any inspections called for in a contract.
  18. Discuss the willingness, if any, of the seller to make repairs as reported.
  19. Discuss the price of the property and the impact of the inspections.
  20. Confirm that all requirements of the contract have been completed.
  21. Reviews the Closing Statement for accuracy.
  22. Upon sale and close of escrow congratulate the seller!
